What we do

CBRE provide a fully out-sourced solution in the set up and management of our clients property, providing a comprehensive property management service. We will endeavour to increase the asset value of the building and maintain same in a condition that it is ready for sale, should our client require same.

We engage qualified and experienced property management professionals with a proven track record and are governed by the rules & regulations of the Royal Institution of Chartered Surveyors and The Society of Chartered Surveyors.

We will ensure that all service costs are kept to a reasonable minimum while maintaining the highest standards of maintenance.

In matters of rent and service charge collection we follow a strict procedure to ensure monies are collected routinely in accordance with requirements of our client.

We provide our management service in a professional manner and in a way that evolves with the property, where the occupants and customers will become familiar with the members of staff providing the services for them and everyone can enjoy a happy atmosphere. Our main focus will be on communicating with occupants, ensuring each person representing our clients is pleasant, helpful and aware. With effective communication we will manage an issue before it becomes a problem. In the same way we will liaise with the development team and avoid problems arising in the development down the road.

  • Set up and management of your property
  • Input into drafting the lease for covenants to assist with the proper management
  • Liaise with the development team
  • Tender services required for the management of the development 
  • Prepare budgets for service charges 
  • Finalise apportionments of service charge 
  • Review as built drawings, mechanical and electrical plant specifications
  • Set up our computerised management system (ECS) with all property details
  • Schedule quarterly meetings and provide regular reports
  • Apply a common sense approach to solving problems in a down to earth manner
  • Deal with clients on a one to one basis to resolve problems
  • Act as an intermediary and meet with tenants on a regular basis
  • Arrange services to ensure a safe, clean, comfortable and pleasant working and trading environment for all occupiers
  • Engage approved contractors and specialist contractors to carry out services
  • Financial accounting and establishment of service charge expenditure
  • Review tenants compliance with lease covenants
  • Ensure rent and service charges are paid in a timely manner as part of our credit control system and provide detailed quarterly arrears schedule
  • The property is maintained and ready for sale at optimum investment value at all times
  • Plan for funding of any major tasks as replacement of plant and machinery or roof and collect reserve funds accordingly
  • Arrange inspections of property and carry out repairs to common areas
  • Report on occupancy and vacancies in a tenancy schedule
  • Arrange for the production of a planned preventative maintenance programme by specialist contractors for discussion in conjunction with the budget
  • Arrange for Health and safety reviews and preparation of statements by specialists
  • Liase with insurance brokers and management of claims and the policy
  • Arrange for Insurance reinstatement valuations by specialist contractors
