The purpose of this department is to cover the increasing demand of Private Assets for investment opportunities in income-providing real estate products, providing coverage throughout Spain. For this purpose a large team is distributed amongst the various offices of CBRE in Spain, with centralised management from the Madrid office.
The aim of this coverage is to attempt to widen the range of income-providing property transactions towards locations that are not currently consolidated in the Investment Market and at investment volumes of less than 20 million euros. To date, investment operations have been carried out in most of Spain.
CBRE has been a pioneer in developing a Private Assets Department for the Capital Markets Area, which distinguishes itself from the Institutional Investment Department due to the following:
Client Type: As indicated by their names, Institutional Investors versus Private Investors. The Private Investor is faster in taking the purchase decision, more flexible in the Due Diligence and purchase process, and currently offers more aggressive yields. Holding companies, private investors or a pool of investors constitute the target client of this department.
Investment Volume: As opposed to the limitless transaction volume of the Institutional Investment Department, there is an a priori limit of 20 Million € in the Private Assets Department.
Location: As opposed to prime locations in the main cities, they seek out investments in places other than Madrid and Barcelona. They are prepared to invest in cities or locations traditionally considered as “secondary”. This gives us the chance to open up the market to our investment areas of Valencia, Malaga, Palma and Zaragoza. This is in addition to the operations carried out throughout Spain, in places including the Basque Country, Galicia, Castile-León, etc.
Property type: As opposed to large office buildings, logistics platforms or shopping centres, the target may be anything from a retail property to an office floor, etc.
This department is strongly geared towards Holding Companies and Private Investors, identifying the type of product that best matches their portfolios, with the purpose of giving a rapid response to market opportunities. The high percentage of success in the operations in which it has participated is notable, as is the degree of confidentiality given during commercialization according to the demands of each client (Off-Market Operations). This kind of investor has an ever greater presence in significant operations.
